The four buildings will be constructed in a wood-hybrid construction method. Both mineral and wood 2-D elements are used, the intended timber construction consists of flat, highly prefabricated timber frame construction walls. The objective is to achieve the highest possible degree of prefabrication while at the same time ensuring the greatest possible design freedom in the dimensions and shape of the individual elements (no rasterisation). The stacked apartments are grouped around the massive core. It takes over the main part of the horizontal loads, relieves the wooden construction and provides the necessary stiffening. The simple and economically constructed basic structure of the core enables a structurally favorable formation of the wood elements.

On the basis of a low-energy house standard, the GFA and the number of apartments, a heat pump system with deep bore in combination with a PV system was chosen. Adaptively, a high-voltage battery storage can be added later, which can cover the voltage peaks of the heat pump. Under the underground car park, a sufficient number of 100-150 m deep energy piles are placed and connected to the brine pipes with a central bivalent heat pump. With the R.O.S.E ® tool, the investment costs are compared with the operating costs in a present value method and the amortization of the plant is compared with a conventional FW system. The now increasingly important requirement of cooling can be guaranteed with the help of the WP over the summer operation.
