A sustainable residential project with around 50 apartments in solid wood construction has been built in the middle of Gablitz. In the course of a two-stage competition organized by Österreichische Bundesforste AG, the team from Treberspurg & Partner Architekten, Ziviltechniker GesmbH was able to impress with its innovative design. We were responsible for the implementation as the general technical planner. The detailed planning was supervised by architect DI Heinz Geza Ambrozy.
The design concept provided for a high degree of prefabrication with maximum energy efficiency of the building envelope in the interests of resource-efficient construction. Wood is the defining element; it was used economically by repeating the building structure/construction methods with prefabricated standard building elements in such a way that both construction and maintenance costs could and can be minimized. The side incisions at the corners of the building had a positive effect on the permissible building height and were supplemented by cantilevered balcony slabs. For this purpose, a special Isokorb element had to be developed – together with the contractor – that could absorb the loads in the event of a fire. The additional slim, recessed steel supports serve to limit deformation. Three shaped tube frames in front of the garage entrance serve as supports for the solid reinforced concrete ceiling above the first floor.
The underground garage is grouped around an earth core, which ensures the necessary seepage on its own site and was designed to be impermeable and buoyancy-proof for a 150-year flood. Thanks to its high resource efficiency, this timber construction “In the middle of Gablitz” is intended to serve as a showcase for ecological and economic sustainability.
