Green city villas Quellenstraße, Mödling

Modern residential buildings with green facades, people and garden area

The four buildings will be constructed using a hybrid wood construction method. Both mineral and 2D wood elements will be used; the planned wood construction consists of flat, highly prefabricated cross-laminated timber and timber frame walls. The aim is to achieve the highest possible degree of prefabrication while allowing maximum design freedom in terms of the dimensions and shape of the individual elements (no grid). The stacked apartment floor plans are grouped around the solid core.

The reinforced concrete core absorbs most of the horizontal loads, relieving the wooden structure and thus providing the necessary bracing. The simple and economical basic structure of the core allows for a structurally favorable design of the wooden elements.
Based on low-energy house standards, the gross floor area, and the number of apartments, a heat pump system with deep drilling in combination with a PV system was chosen. A high-voltage battery storage system can be retrofitted at a later date to cover the voltage peaks of the heat pumps. A sufficient number of 100-150 m deep energy piles are installed under the underground car park and connected to the brine pipes with a central bivalent heat pump. Using our R.O.S.E.® tool, the investment costs were compared to the operating costs using a present value method, and the amortization of the system was compared to a conventional FW system. The increasingly important cooling demand can be met in summer operation with the help of the heat pump.

This project was awarded the klimaaktiv Gold Planning Declaration for its commitment to climate protection. The ensemble of four almost identical apartment buildings impresses with its sustainable construction: solid wood support structures, low-emission building materials, and a dark wood facade in frame construction characterize the design.

Energy efficiency: Heat pumps and photovoltaic systems cover the low energy requirements.
Quality of life: Green facades, private open spaces, and healthy indoor air thanks to controlled ventilation create maximum living comfort. With an impressive 949 and 958 out of a possible 1000 klimaaktiv points, new standards in sustainable housing construction are being set!

An important milestone was reached on August 28 with the topping out of the Green City Villas on Quellenstraße. The completion of the shell construction marks the next step in the development of the new Im grünen Mödling district and underlines the importance of sustainable timber construction. The topping-out ceremony not only celebrated the progress made on construction, but also highlighted the commitment of all those involved in making this forward-looking project for the municipality of Mödling possible.

Completion is scheduled for 2026. We are building today for a sustainable tomorrow – for people and the environment!
