Furth bei Göttweig – Residential Development in a Sensitive Context

In the center of Furth bei Göttweig, a residential complex is being built in the immediate vicinity of the Göttweig Abbey, a UNESCO World Heritage Site. The design responds to the unique location, which is situated between existing buildings, topographical features, and flood control requirements.

The project is divided into five independent building structures connected by a contiguous, two-story underground parking garage. The reinforced concrete construction ensures clear load transfer and forms the basis for long-term flexible use.

A central aspect of the design is flood safety. The ground floor zone is designed so that, in the event of a flood, controlled water flow is possible without placing additional strain on the local area. Existing structures—such as the retaining wall and the historic cellar office—were integrated into the design and taken into account structurally.

The underground parking garage is accessible to people with disabilities and equipped for electric vehicles. Requirements for the structural framework and building services were coordinated at an early stage and implemented accordingly.

Ergänzt wird das Konzept durch eine energieeffiziente Bauweise, den Einsatz nachhaltiger Materialien sowie begrünte Freiflächen zwischen den Baukörpern. Diese sind sowohl gestalterisch als auch bauphysikalisch auf Dauerhaftigkeit und Nutzungskomfort ausgelegt.

Es entstehen 42 geförderte Wohnungen mit Nutzflächen von 46 bis 102 m², drei Gewerbeeinheiten sowie 53 Stellplätze. Das Projekt verbindet wirtschaftliche Effizienz mit konstruktiver Klarheit und reagiert präzise auf die funktionalen, statischen und klimatischen Anforderungen des Standorts.
