Affordable Housing => Rethinking a Town Center

Aerial view of a residential development next to a historic church tower surrounded by vineyards.

The groundbreaking ceremony in the market town of Furth bei Göttweig marks the start of a project with clear yet challenging parameters: World Heritage status, preservation of historic buildings, and flood protection.

These requirements shape the planning, particularly in terms of construction. The chosen structure, consisting of several buildings with a shared underground parking garage, ensures clear load transfer and enables flexible use.

Flood safety is not achieved through compartmentalization, but rather through a permeable ground-floor zone that reduces risks to the surrounding area. At the same time, accessibility, e-mobility, and sustainable open spaces are integrated from the very beginning.

The result is a new residential project that not only meets today’s quality standards but is also sustainable in the long term. An important step for the development of the site in collaboration with our planning partners Ruderstaller Architektur ZT GmbH and opu architektur zt gmbh.
